Planning & Zoning

Welcome to Wilson County Planning, a division of the Development Services Department! Our offices are located on the first floor of the Wilson County Government Center at 2201 Miller Road South.

The Wilson County Planning Division is responsible for:

  • Enforcing land development regulations found in the Wilson County Unified Development Ordinance (UDO)
  • Receiving and processing applications for items that are heard by the Planning Board and Board of Adjustment 
  • Replacing road name signs
  • Issuing or denying certificates of zoning compliance

Zoning permits and plats are reviewed between 8 am-5 pm, Monday-Friday.  Fees can be paid by cash, check, or major credit card.  Please click here for a Fee Schedule.

 Wilson County Zoning Regulations

Zoning specifies how parcels throughout the County are zoned, which defines a parcel's use. The Wilson County  UDO lists each zoning district's uses.  A zoning permit must be obtained before a building permit can be issued.

The zoning permit determines whether the use for which the property owner or applicant has applied for is permitted within the zoning district of the specific parcel.

If the parcel is located within Wilson County's jurisdiction, the zoning permit will be applied for through the County’s Inspection Division.  If the parcel is located within the city limits or extraterritorial jurisdiction (ETJ) of one of the municipalities in Wilson County, the zoning permit must be applied for through the affiliated town.
